Accessory Buildings
· Gazebo for shaded seating strategically placed on site.
· As an element to the design of the site planning of the property
· Storage sheds are not allowed unless attached to and integrated with the overall design of the house.
· All storage elements on the site must be enclosed in a shed or garage.
· Outhouses are expressly forbidden.
Proposed Language
HOA Outbuilding & Accessory Structure Policy – Revised Draft
Purpose: To preserve architectural harmony, protect property values, and ensure neighborly
cooperation, this policy governs the construction and placement of outbuildings and accessory
structures within the community.
- Definition of Outbuilding
An outbuilding is any detached structure on a residential lot that is not part of the primary dwelling. This
includes:
● Storage sheds
● Greenhouses, gazebos, pergolas, and pavilions - Design & Construction Standards
To maintain architectural consistency and quality:
● No metal sheds are permitted.
● All outbuildings must be constructed on a concrete pad or slab foundation. If one does not exist,
it must be reviewed and approved by the HOA.
● Exterior materials must match the primary residence in siding, roofing, and color.
○ For brick or stucco homes, use the siding material from other portions of the home (e.g.,
gables, rear elevation).
○ Acceptable siding includes: traditional wood, LP Smart Siding, or fiber cement.
○ Homes with tile roofs may use asphalt shingles in place of tile
● Roof styles: Only open gable or shed-style roofs are allowed.
● Flooring: The base/foundation must be concrete. Interior finish flooring (tile, hardwood, etc.)
may be added atop the concrete base. Dirt or gravel floors are not permitted.
● Color & Trim: Must match the home’s exterior, including siding, trim, roof shingles, and windows.
● Construction/Delivery: Structures may be delivered pre-assembled or assembled on-site from
prefabricated kits. No tarp-covered or temporary structures allowed. - Shed Footprint & Size
● Maximum Size: 12 ft x 16 ft (192 sq ft) as measured by exterior wall dimensions.
● Maximum Height: 12 feet at the peak (measured from ground level).
● The shed must be aesthetically proportional to the home and lot size.
● The hardscape-to-softscape ratio must be preserved.
● Design and size must be approved by:
○ The HOA Board
○ The Architectural Committee
○ All adjacent property neighbors (defined as any property that shares a boundary line
with your lot) HOA will not accept proposals without adjacent property neighbors
approval.
- Placement Requirements
● Must be located in the rear yard only.
○ Rear yard definition: The area behind the rear plane of the main dwelling structure. For
corner lots or irregular shaped lots where rear yard designation is unclear, the HOA
Board will make the determination based on the lot’s orientation and neighboring
properties.
● Minimum 5 ft setback from side and rear property lines.
● Must not obstruct neighbor views from primary living spaces.
● Structure must not visually dominate the landscape when viewed from neighboring properties
(should not be the primary focal point or appear disproportionately large relative to the lot and
surrounding structures).
● A site plan must be submitted showing:
○ Location of the structure
○ Setbacks
○ Neighboring properties
● Written confirmation of discussion with all adjacent property neighbors is required.
- Neighbor Notification
To promote transparency and reduce disputes:
● Homeowners must notify all adjacent property neighbors (those sharing a boundary line) in
writing.
● Notification must include:
○ Site plan
○ Structure description (size, materials, purpose)
● Neighbors should submit feedback directly to the ARC within 10 days to
office@wildviewhoa.com
● While neighbor approval is not required for HOA approval, all feedback will be carefully
considered by the ARC in making its determination. - Utilities and Use Restrictions
● Electrical: Permitted with proper permits and professional installation per local codes.
● Water/Plumbing: Not permitted unless specifically approved for greenhouse use.
● Gas: Not permitted.
● Living Space: Structures may NOT be used as living quarters for humans or livestock. This
includes overnight occupancy, bedroom use, or housing of farm animals.
● Business Use: Home-based business use must comply with community CC&Rs and local
ordinances. - Accessory Structures – Pre-Approved Models
Accessory structures must be submitted for HOA approval prior to installation. The following models are
pre-approved if installed per guidelines:

Roofing for Gazebos/Pavilions: Aluminum roofs in colors matching or complementing the home’s trim
(bronze, black, or gray) are pre-approved. Shingle roofs matching the primary residence may be
submitted for consideration. - Application & Approval Process
● Submit an Architectural Review Application with:
○ Site plan with dimensions
○ Elevation drawings or product photos
○ Material and color samples
○ Proof of neighbor notification
○ Intended use statement
● No construction may begin without written ARC approval.
● ARC will issue a decision within 30 days of complete submission.
- Maintenance & Compliance
● Structures must be maintained in good condition consistent with community standards.
● Non-compliant or deteriorated structures may be subject to:
○ Written notice of violation
○ Fine $250 Monthly until the Structure is removed
○ Required removal at owner’s expense - Effective Date
This policy becomes effective upon approval by majority vote of the HOA membership.
