Accessory Buildings – Guidelines
1. Approvals
Getting approval from the Wild View HOA is required prior to start of any construction. Submit requests using the Wild View website at wildviewhoa.com at least 2 weeks prior to purchase of materials, signing of contracts or start of work (which ever is sooner).
Not getting prior approval will result in a $500 fine per month and the homeowner will be required to remove the shed at their own expense.
Outbuildings
Basic requirements
· No metal outbuildings allowed, no metal siding or roof.
· Must be on a concrete pad that shall not be more than 3’ wider each direction than outbuilding. If concrete pad does not exist it must be approved by the HOA.
· The exterior of the outbuilding must be built using similar materials matching home.
· Outbuilding siding must match the existing home siding material and color.
· Brick and Stucco homes may use (traditional wood siding, LP smart siding, fiber cement siding). The color must match the home.
· Outbuildings can not have plumbing installed. Outbuildings can not have heating installed. Outbuildings may have electricity installed if connected to main house via underground conduit and installed up to Boulder County Code. Aerial electrical connections are forbidden.
· Outbuildings can be connected to a driveway and used for small vehicle or trailer storage.
· Outbuildings can not disrupt the property drainage.
· Homeowners are required to ensure proper permitting through Boulder country is done prior to and post construction independent of Wild View HOA approvals.
2. Shed Footprint & Size
The property’s ratio of hardscape to softscape must always be respected when considering the footprint of a proposed outbuilding. The outbuildings size must be aesthetically pleasing and in proportion to the size of the residence, avoiding an overpowering look or being a focal point of attention. Design and size must be approved by the HOA Board, the Architectural Committee and neighboring homeowners.
Outbuilding cannot exceed 10w x 16L x 12h
3. Outbuilding Placement
The outbuilding placement must be discussed with the HOA and all the bordering neighbors to the home to ensure there is not obstruction of views. A site plan must be provided for review by the HOA and all neighboring homeowners. Outbuilding must be located behind house, no approvals will be given for an outbuilding in front of house.
4. Materials and Appearance
- Roof: Should match the roof of the home
- Exterior material: siding must be constructed of wood, lp smart siding, fiber cement or similar to whatever siding matches home.
- Color: Match the style of
yourhouse as closely as possible. This includes exterior colors, trim colors, roof shingles, and windows. - Exterior Lighting: Matching the house. Flood lights not permitted on outbuilding.
These shed design elements for HOA will help the outbuilding blend in seamlessly in backyard.
Approved Accessory Buildings – An HOA requested must still be submitted and approved prior to installation.

5. Placement = The structure placement must be discussed with the HOA and the bordering neighbors to the home to ensure there is not obstruction of views. A site plan must be provided for review by the HOA and all neighboring homeowners that border property. 6. Usage- Outbuildings may not be livable space meaning they can not be used as an office nor used for sleeping space.
